The use of the São Rafael Holidays website, as well as the bookings made through the website, are governed by these Terms and Conditions in addition to any specific terms stipulated on the individual pages of the website in question. If you do not agree with them, please do not use the aforementioned website.
São Rafael Holidays reserves the right to request a security deposit upon check-in, to cover the payment of any damages and/or losses of any equipment that is listed in the accommodation’s inventory.
The Villa and/or Apartment’s inventory, which lists the replacement values of each equipment, will be shared with the guest.

Please note that cleaning services and replacement of hygiene products are only available during the stay in the Villas and Apartments for the duration of your stay or at an additional cost.
Hygiene products will be provided at check-in (in a number equal to the number of occupants) and no replacements are provided.
A daily cleaning service will be provided in the Guesthouse rooms.
If you wish to purchase additional cleaning services for your stay in the Villas or Apartments, the cost per cleaning visit, per day, are as follows:
It is no longer possible to purchase the breakfast supplement for the Apartments and Villas, since the breakfast room has no space for additional guests, other than those staying in the Guesthouse.
All meals are provided as Take-Aways. The order must be placed by the Guest over the phone or in person, next to the Restaurante da Praia de São Rafael.
The options are listed in the menu available at the accommodation. The guest will collect the meal at the time agreed in advance with the restaurant team.

São Rafael Holidays reserves the right to charge 50% of the total stay for cancellations made 14 days or less before the arrival date, for stays during Christmas (23 and 24 of December), New Year’s Eve (30 and 31 of December), Easter (Good Friday, Easter Saturday and Sunday) and between June 1st and September 30th.
São Rafael Holidays also reserves the right to charge 50% of the total stay for cancellations made 3 days or less before the arrival date, for stays during the remaining months.
In the event the guest(s) are no-shows or if the reservation is cancelled on the expected arrival date São Rafael Holidays reserves the right to charge 75% of the total amount of the stay.
If the check-out is done before the date stipulated in the reservation, São Rafael Holidays reserves the right to charge 75% of the remaining period booked.
There is a dress code in force in the property’s public areas, which will be checked and recorded.
In accordance with Portuguese law it is mandatory to present an official identification document (Passport, Citizen Card/Identity Card) for all occupants staying in the accommodation (adult, children, babies) upon check-in. Check-in cannot be carried out if these documents are not presented, and the cancellation policy outlined in the reservation and defined above will apply.
If you made an advance payment using a Credit Card to guarantee the reservation, you must present that same card when checking in. If the card is not presented at check-in, you must make a new payment for the same amount (credit/debit card or cash), and the amount previously debited from the first card will be cancelled.
If you wish to add the TIN/Corporate TIN to the invoice relating to the advance payment, you must notify us when making the booking.
If you use the Online Booking system available on the São Rafael Holidays website, the terms and conditions regarding availability, prices and cancellations apply to each price indicated and the user must carefully read the details provided regarding the rate charged, before completing the booking process. Any special needs will have to be communicated at the time of booking, but it is not guaranteed that these will be provided for.
The prices referred to as “Prices From” in the São Rafael Holidays accommodation listings are considered to be the lowest available base prices per night, per person, for the respective unit until the end of the current calendar year, and therefore there is no guarantee that these prices will be available whenever a search is made in our reservation system (price varies depending on search date). As these prices are already the lowest available, which may or may not include promotions, no additional discounts will apply.
You are not permitted to transfer, sublicense or otherwise transfer any of your rights stipulated under these Terms and Conditions. If any provision contained in these Terms and Conditions is declared invalid by a court of competent jurisdiction, the invalidity of that provision shall not affect the validity of the remaining provisions included in these Terms and Conditions, which shall remain in full force and effect. The non-exercise of any right or recourse under these Terms and Conditions, by either party, does not constitute a waiver of that right or recourse.
The use of the website implies that the user must be of legal age (minimum age of 18 years) and can enter into binding contracts. The user will be financially responsible for any and all uses of the website. The user may only use the website to make reservations or legitimate purchases, and guarantees that all personal information provided during the reservation and service registration process is correct. We reserve the right to prevent or limit your access to all or part of the website at any time and without prior notice.
The website may not be permanently accessible due to maintenance or repair operations, or due to system problems or failures, Internet service failures or other unforeseen circumstances. The site contains information about our products and services worldwide, not all of which will be available in all locations. These Terms and Conditions are governed by and interpreted in accordance with Portuguese law. Both parties agree, in the sole interest of São Rafael Holidays, to elect the Portuguese courts as the competent and exclusive forum to judge and rule on any proceedings, actions or legal measures that may arise or result from this contract; unless it has been agreed in this clause of selection of the competent jurisdiction in the exclusive interest of São Rafael Holidays that it reserves the right to file legal action against the user in Courts of competent jurisdiction in any other country.
